As the festive season rolls in, India’s real estate market sees a significant uptick in activity. Both residential and commercial real estate sectors experience heightened demand, driven by cultural significance and a suite of offers from developers and banks alike.

This period, traditionally viewed as auspicious, witnesses a surge in homebuyers and investors looking to make property purchases for new beginnings, prosperity, and stability.

But does the festive appeal make this the best time to invest in real estate?

A surge in property demand

“Festivals bring a natural boost in property inquiries, site visits, and transactions,” says Bharat Bahl, Founder & Director of Krishna Buildestates.

Buyers look forward to favourable loan schemes, discounts, and flexible payment plans, making this period highly active in real estate.

In fact, developers often launch new projects during these months, catering to the sentiment-driven purchasing tendencies of homebuyers, especially for mid-range and affordable housing.

Anand Sharma, Founder of Design Forum International, observes that emotion-driven purchases in the private real estate sector echo those in the consumer retail space.

Buyers, buoyed by the festive spirit and often by annual bonuses, actively seek out residential properties during these months, further fuelling demand.

Evolving trends

Mitu Mathur, Director at GPM Architects and Planners, notes a distinct trend among buyers who now prefer ready-to-move-in properties with lifestyle-enhancing features.

Many are drawn to larger, premium homes that offer remote work amenities, ample parking, and greenery — a trend that has strengthened post-COVID.

“NRIs, too, contribute significantly to this festive boost,” she adds, as many seek auspicious investments during their visits to India.

Beyond residential properties, commercial real estate, particularly retail and office spaces, sees a spike during the festive season.

This momentum often reflects the vibrant consumer activity and business expansions in cities across the country.

Investment tips for first-time buyers

For those entering the real estate market, experts recommend a balanced approach to festive offers.

Vishal Sharma, Founder Partner & Principal Architect at Confluence, advises first-time buyers to consider sustainable features and future growth potential over short-term discounts.

“Sustainable designs, energy efficiency, and community spaces offer long-term benefits that outweigh festive season promotions,” he points out.

Homebuyers should also ensure the property is RERA-certified, which guarantees transparency and protects buyer rights. Mathur further suggests, “Evaluate the developer’s track record, project legalities, and assess quality standards before purchasing.”
